Why the door matters more than the lock
Most forced entries in Malaysian homes do not defeat the lock. They defeat what surrounds it: a hollow door leaf, a frame fixed with short screws, or a grille whose hinges are exposed on the outside. Upgrading the lock on a weak door moves the problem rather than solving it, which is why we survey the frame and the wall fixing before quoting anything.
The frame and its fixings
A strong door in a weakly fixed frame fails at the frame. We check what the frame is anchored into, because a timber frame nailed into plaster gives way regardless of what hangs in it.
Hinge side
Exposed external hinges can be attacked directly. Internal hinges or hinge bolts remove that route entirely.
Leaf construction
A hollow leaf can be cut through beside the lock. Solid or reinforced leaves change the amount of time and noise required.
Glazing beside the door
A reinforced door next to a plain glass panel is a decorative upgrade. Side panels get assessed as part of the same opening.
Escape from inside
A door that cannot be opened quickly from inside during a fire is a hazard. Grilles with a permanently locked padlock are the common version of this mistake.
Types we install
Main door security grille
The gate-style grille fitted in front of the main door, allowing the timber door to stay open for ventilation while the entrance stays secured. Still the most common request on terrace houses, and the one where hinge placement and lock choice make the biggest difference.
Reinforced main door
A solid or steel-cored leaf replacing a hollow one, with a multi-point lock engaging the frame at several heights rather than one. Suited to properties where the grille look is not wanted.
Window grilles
Fixed or openable. Openable grilles with an internal release are worth the extra on bedrooms, since fixed bars on an upper floor block your own escape route.
Sliding and folding grilles
For shopfronts and wide openings where a hinged panel is impractical. Track condition determines how well these keep working over time.
Back and kitchen door
The entry point most often neglected. It is usually less visible from the road, which is exactly why it is chosen.
Digital lock upgrade
Where the door itself is sound, a digital lock with PIN, card or fingerprint may be the more sensible spend. This overlaps with smart home work and can be done in the same visit.
Material and finish
Material decides both how long the door lasts and how much maintenance it asks of you. In the Malaysian climate, and particularly near the coast, finish quality matters as much as the metal underneath.
Mild steel, powder coated
Strongest for the money and the most common choice. Needs the coating kept intact, since a chip becomes a rust spot.
Wrought iron
Chosen for appearance on more decorative frontages. Same maintenance considerations as mild steel.
Stainless steel
No rust and the longest life, at the highest price. Sensible near the coast or where the door is a feature of the house.
Aluminium
Light and rust-free, but softer. Better suited to lower-risk internal or decorative applications than to a main entrance.
Common security door questions
Can it fit my existing frame?
Usually yes. The survey checks frame material, squareness and what the wall behind it is made of. Where the frame is unsound we say so, because fitting a strong door to a failing frame gives you a false sense of security.
Will I still be able to get out in a fire?
Yes, and it is a design requirement rather than an option. Internal release, no padlock on an escape route, and openable grilles on bedroom windows.
How long does installation take?
A single grille or door is typically a few hours. Multiple openings, or work needing frame correction, take a day or more.
Can I choose the design?
Yes, within what the opening allows. Bring a reference photo to the survey and we will tell you what is achievable at that size.
Do you install in condominiums?
Yes for unit doors, though many managements restrict what can be fitted on the corridor side. Check with your management before ordering.
Should I do this or CCTV first?
If the entry point is genuinely weak, fix the door. CCTV records an entry; a door prevents one. Most properties end up doing both.
What warranty do I get?
Our installation work carries a one-month warranty. Locks and hardware are covered under the manufacturer terms for the brand supplied, stated on the quote.
What drives the cost
Security doors are quoted per opening, and the opening itself is most of the variability. Two houses on the same street can differ substantially because of the frame behind the door.
Size of the opening
Priced by area. Wide double-leaf main entrances and full-height openings cost proportionally more in material and in the frame needed to carry the weight.
Material and finish
Mild steel with powder coating sits at the bottom of the range and stainless steel at the top, with a long gap between them.
Design complexity
Plain vertical bars are the cheapest to fabricate. Laser-cut panels and decorative patterns add fabrication time.
Frame condition
If the existing frame is unsound, correcting or replacing it is separate work. We identify this at survey rather than discovering it on fitting day.
Lock specification
A standard mortice lock and a multi-point or digital lock differ considerably. Where the door is sound, the lock is often the better place to spend.
Number of openings
Doing the main door, back door and window grilles in one visit costs less per opening than returning three times.
Get the entrance assessed properly
We look at the frame, the fixings and the hinge side, not only the door. If the honest answer is that your existing door is fine, we will tell you that.
